Did you know that floors are one of the first things customers notice the moment they walk into a business? If you are a facility manager or business owner, you are probably wondering what services are required to maintain the appearance of your floors. Here is an updated list of all our hard floor care services to help you understand what services your facility may need.

Strip and Finish of Floors

What: Even after giving your floors a thorough cleaning, you may notice deep scratches, embedded dirt, or worn down areas. Stripping your floors removes wear and tear and creates a clean foundation for new floor finish to be applied. The finish will create a brilliant shine and protect your floors until the next service is needed.

Types of Finishes: We work with two types of floor finishes: conventional floor finish and hybrid epoxy floor finish. A conventional floor finish is shinier than a hybrid epoxy finish, but it is softer. While it is less expensive than a hybrid epoxy, conventional finish will require more maintenance in the long run.

Types of Floors: VCT (Vinyl Composite Tile)

Process: First, we completely remove the old floor finish from the surface using a floor stripper or square scrub machine for a dry process.  Next, we apply five coats of conventional finish or six coats of hybrid epoxy. We recommend 12 hours for the floor to cure, but prefer 24 hours.

Frequency: Every six months

Included with the Service: When we perform this service, we will remove light furniture, desk matting, and trash cans.  Computer towers, copy machines, and other heavy furniture must be removed by the customer prior to service. Light furniture will be replaced in its proper place. 

Scrub and Re-coat of Floors

What: A scrub and re-coat is a less extensive version of a strip and finish that can be performed to remove soils from the top layers of floor finish. If floor care hasn’t been done in more than four months on a high traffic surface, then a strip may be required.

Types of floors: VCT (Vinyl Composite Tile)

Process: First, we scrub the floor to remove soils from the blemished finish with an alkaline cleaner. Then, we re-coat the surface with three to four coats of floor finish. 

Frequency: Quarterly

Included with the Service: When we perform this service, we remove light furniture, desk matting, and trash cans. Computer towers, copy machines, and other heavy furniture must be removed by the customer prior to service.  Light furniture will be replaced in its proper place. 

Scrub and Burnish of Floors (Bundled Contract Only)

What: In most contracts, a scrub and burnish will be included on a monthly basis to promote the longevity of a strip and finish.

Types of floors: VCT (Vinyl Composite Tile)

Process: The process includes scrubbing the flooring surface with a 175 RPM machine. High speed burnishing is completed with a propane machine and wired burnishing is completed with a propane machine, wired burnisher or a battery powered machine. 

Frequency: Monthly

Tile and Grout Cleaning

What: This service is a high pressure steam cleaning of grout and tile.  Truck mounted equipment is preferred for his service, but a portable option is available if the area is over 3 stories high. This service needs to be performed after normal business hours in unoccupied buildings, especially if bathrooms will be cleaned. 

Types of floors: Tile and grout

Process: Pre-treatment includes an acid wash or a pre-spray of high alkaline cleaner. Results will vary depending on time between services, and whether floors have finish or sealer on them.  As a rule, unless floors were maintained after installation, they will never be good as new.  

Frequency: Semi Annual

Additional: If there is a seal or finish on the tile, it will need to be removed as an additional service. First, we scrape the floor in an inconspicuous area to determine the adhesion and amount of seal on the floor. This is a one time charge because we do not re-apply floor finish to the floor once it is completed.
